A completed rental application and background check are required.
Proof of income and a security deposit must be submitted before lease signing.
Lease Terms
Standard lease agreements are 12 months.
Rent payments are due each month.
Late fees may apply for overdue payments.
Security Deposit & Fees
A refundable security deposit is required.
Additional fees may apply for damages beyond normal wear and tear.
Pet Policy
No pets allowed except through prior agreement with landlord.

[University Professional Properties] provides housing independently and is not affiliated with or endorsed by the University of Pikeville. While our apartments cater to students, they are not university-operated housing.
Move-in/Move-out Procedures
Move-in appointments must be scheduled in advance.
Tenants are responsible for returning the apartment in its original condition (excluding normal wear and tear).
A move-out inspection will be conducted, and any deductions from the security deposit will be communicated.
